Why should you pick Redditch as the perfect place to call home (or why would someone want to buy your home in the Redditch area)?

Just 15 miles from Birmingham, Redditch can boast a history dating back to the twelfth century, with 1964 seeing it being designated as a ‘New Town’; this because of the number of people wishing to settle in the West Midlands plus the demand for housing caused by the growth of the manufacturing industry. It was deemed to be a model for all other planners to follow, changes being made to previous town plans so as to make it as green as possible. Steps were taken to increase the well being of residents too, the main roads in the town being banked to reduce noise levels and large areas being landscaped. Redditch is in a Green Belt area, a fact that should ensure some ‘breathing space’ between it and the conurbations of Birmingham and Coventry.

It is said that its name derives from the red clay in the area (caused in part by the nearby River Arrow), hence the name Red/Ditch was born. It became famous as the centre of the needle making industry in the Middle ages, this later progressing to the manufacture of fishing hooks and springs for motorcycles.

The population is now around 84,000 and growing at a fast rate, no doubt due to the excellent employment opportunities, the range of leisure and entertainment activities and the fact that Redditch is so well placed having ease of access to Birmingham (with its airport and rail connections) as well as the picturesque scenery to the south (including the Cotswolds).

All of this has resulted in increased investment in the housing stock, including buy-to-let. For those that prefer older properties, the good news is that there is great deal of pre-1900 homes available, the majority being located in the areas of Astwood Bank and parts of Webheath, Crabbs Cross, Headless Cross, Mount Pleasant, Riverside, Smallwood, Enfield as well as the Town Centre itself. And if you want a slightly newer property, there is a range of post 1945 housing in Abbeydalem, Batchley, Greenlands and Mayfields. Newer properties can be found in Church Hill, Lodge Park, Matchborough, Winyates and Woodrow, these locations having the added bonuses of small shopping centres and GP surgeries.

Redditch itself is normally split into two areas, with several little villages, like Inkberrow (with its connection to The Archers radio series), to the south.

As for Redditch, for those wanting a more cosmopolitan feel, the town centre and the North East is the place to be, and for those wanting a more rural setting the Southwest offers ‘village’ life in some wonderful scenery.

The train station offers regular services to Birmingham New Street, thereby providing connections across the UK. And for those wanting to travel further afield Birmingham Airport is just 25 minutes away. The great city of Worcester lies a short distance to the south east, and as the M42 is not far away in Bromsgrove, Redditch offers great connections with both the North and South of the UK.

The Kingfisher Shopping Centre offers over 1,100,000 square feet of retail space, with many famous brands having a presence. Plus if you need an even larger selection of shops, the Merry Hill shopping centre is only 22 miles down the road.

Entertainment is also fully catered for, there being a good selection of pubs, cafes and restaurants, plus there is a Vue Cinema and the Palace Theatre.

There are no concerns regarding schools, Redditch being among the very few places that use the three-tier system. Students enter school at the age of 4, Middle School at 9 and High School at 13. Redditch boasts four high schools, including the RSA Academy Arrow Vale and the Tudor Grange Academy, plus six Middle schools. There is also a campus of the Heart of Worcestershire College in the centre of the town.

The homes in Redditch area sell well too, the average price for properties being the region of £270,000 over the past 12 months, this being a rise of 4% when compared the peak in 2021. This figure is mostly made up of sales of semi-detached homes, with terraced properties selling for around £200,000. Properties in the surrounding villages are however significantly higher, the average property in Inkberrow selling for over £500,000 last year.

In conclusion, Redditch is a good place to live, with a vibrant community, excellent schools, and easy access to Birmingham and the stunning natural beauty of the south in places like the Cotswolds and Worcestershire.
