  • Deposit collection and registration

    We will collect the deposit from the tenant and as required by law, register it with a government approved scheme (TDS) within the 30-day time period, as well as dealing with the return of the deposit at the end of the let, including negotiations and dispute handling.

  • Comprehensive checks

    Landlords and letting agents are required by law to check each tenant has the right to rent in the UK. This entails a full ID check to include details of any Visas that may be required. All tenants must complete a full referencing check and a report will be provided to you for acceptance or refusal. All tenant applications will be handled by our Lettings Progressor who will keep you fully informed.

    We prepare the tenancy agreement and add any fair and reasonable terms you may have. With our Managed Premium service you will benefit from Rent Guarantee - meaning the rent will be paid in full, whether or not the tenant pays. For all other landlords, if your tenant falls in to arrears, we will do our best to retrieve the rent. If the tenant cannot pay, we will commence proceedings to take back possession of the property (fees apply).

  • Tenancy renewals

    We contact you to learn more about your intentions at the end of the tenancy and ensuring rent is in line with the current market. We can begin tenant negotiations for renewal and prepare a new agreement, or we can re-let the property. We do our best to minimise any void periods. And, if things haven't been left as expected we do our best to ensure a fair amount is agreed when dealing with the deposit return. Should a dispute arise, we take the necessary steps to defend your interest as quickly as possible. In the unfortunate event of an insurable issue occurring, your Property Manager will handle the claim.

  • Check in and out reports

    Your property will have a full inspection, with a check in and out report produced at the start/end of every tenancy. This detailed report shows the exact condition of the property allowing for fair negotiations at deposit return. Including photographs, comments on cleanliness and a list of any defects/issues found. The check in will detail any meter readings which will be passed on by your Property Manager to the relevant utility companies and local council. At the end of the tenancy, the same will happen to allow for correct billing.
