Middle Lodge is a wonderful, detached Grade II Listed three-bedroom Victorian house in Westwood Park, situated just outside of Droitwich and surrounded by stunning Worcestershire countryside. The property has been substantially enlarged and refurbished by the current owners.

The layout offers three bedrooms, the master bedroom having a large dressing room and ensuite. A lovely reception hall with log burner, a separate dining room with open fireplace, inner hall with stairs up to the first floor, a contemporary kitchen leading into a garden room, a utility room and a large living room, again with an open fireplace. Outside there is a wraparound garden with mature planting, block paved and patio areas, a private gated gravel driveway and detached double garage with annexe.

The extension, creating the new sitting room with dressing room above, has been done to very exacting standards, sympathetically matching the distinctive architectural design of the original property in great detail with the mullion windows, wall design, curved gable coping and matching finial balls.

Ground floor
The property is approached via a pedestrian gate through mature hedging and entered through a lovely arched stone doorway leading into a large reception hall with a fireplace, log-burning stove and quarry-tiled floor. The diamond leadlight stone mullion windows in the hall continue throughout the majority of the house.

To the right of the reception hall is a good-sized dining room with stone mullion bay window looking out to the front of the property. There is a lovely fireplace with an open fire and period storage cupboard.

The quarry tiled floor extends through into the inner hallway with stairs leading up to the bedrooms. At the end of the inner hall, to the right is the kitchen which opens out into the lovely bright conservatory with beautiful solid oak flooring throughout and great views of the countryside and the immediate paved garden area. The contemporary kitchen blends modern with classic, with light grey Shaker style units, brushed chrome knobs and cup handles, a woodblock worktop and a lovely white ceramic sink with drainer and chrome kitchen mixer tap. There is a Neff induction hob with extractor fan, built-in Neff ovens and room for a large larder fridge or fridge freezer. There is another wonderful stone mullion window in the kitchen, looking out over the garden to the right of the property.

Leading back through the inner hall, before you get to the living room there is a cloakroom WC with quarry-tiled floor and white wall-hung basin with chrome pillar taps.

To the left of that is a very useful utility room, again with woodblock worktops and a white Belfast sink with chrome kitchen tap, quarry-tiled floors and a window out to the garden and the fields beyond. There is space for a freezer, washing machine and tumble dryer; this is also where the oil-fired boiler is situated.

At the end of the inner hall is the large living room which forms part of the extension, with beautiful oak wooden floors and double patio doors leading out to another patio area. Two stone mullion windows and a large bay window make the space wonderfully light, and an outstanding open fireplace is perfect for cold winter evenings.

First floor
As you go up the stairs there is another stone mullion window and roof light allowing natural daylight to shine through into the stairs and landing areas. To the right is a good size double bedroom with a stone mullion window overlooking the front of the property and a lovely period bedroom fireplace.

Next on the right another good size double bedroom again with a wonderful period bedroom fireplace, large stone mullion window overlooking the side of the property.

There is a great family bathroom with large stone mullion window, separate shower enclosure with traditional mixer shower, a large drop-in bath with chrome traditional pillar taps, a white traditional pedestal basin with a chrome three-hole mixer taps, a close coupled traditional toilet and an airing cupboard.

To the left of the landing is the large master suite which has amazing views to the side of the property and over the countryside beyond. This leads on to a lovely dressing room which was created by the new extension with lovely wooden floors and oak doorway leading into the ensuite bathroom. The ensuite has a tiled floor with an electric shower, traditional heritage pedestal basin with chrome blade lever pillar taps and a traditional close coupled toilet.

Garden and annex
The garden is enclosed by walled sections, fencing and mature hedges; there is mature planting, a patio area leading off the main living room double doors and another block-paved area to the front of the conservatory. To the right of the property is a lawned area with a pathway and pergola arch leading to the detached double garage and annexe.

The annex building is a beautiful continuation of the design style of the house, brick built with a tiled roof and matching stone mullion windows and a stone door surround. You enter the annex into a small hallway where there is a small kitchen to the right with space for a cooker, washing machine and fridge freezer. Beneath the window there are kitchen units and a stainless-steel sink with chrome kitchen mixer tap.

Stairs lead up to the annex studio living room/bedroom with great open alcove storage, another large stone mullion window looking out to the gravelled driveway and the beautiful fields surrounding the property. There is an ensuite shower room with a bifold door shower enclosure and mixer shower, contemporary pedestal basin with chrome blade pillar taps and a white close-coupled toilet. The annex has its own oil-fired combination boiler and oil tank. This is a great addition to the main house and offers flexible accommodation that could be used for a variety of uses from multi-generational living, guest accommodation or even a possible holiday rental.

Middle Lodge is a wonderful character property which has retained many period features and been lovingly maintained and improved by its current owners, creating a superb country residence.
